The White Elephant Lesson: A Master’s Warning Unheeded

After declining a project that didn’t align with Feng Shui principles, I found something unexpected: trust. My client, sensing my integrity, came back, this time with a different opportunity. He was looking to invest in a gated office park.

So, I visited the property, and the moment I set foot on that land, something felt amiss. The buildings faced uphill, with the land sloping lower behind them—a setup that signalled more trouble than profit. There was only one solution to restore balance: buy the property next door to help redirect the flow of energy. But it was too late; that property had already been snatched up and was under development. I gave him my best advice: steer clear of this investment.

Yet, in 2021, my client was swayed by his partners and moved forward with the project against my guidance. This past weekend, I met him over dinner, where he openly lamented the endless setbacks. The park had become a financial burden, a “WhiteElephant” he could not seem to shake. “There’s a river behind, and worse, it’s on the outside of a curve,” I explained. “Any business on the outside of a curve is bound to struggle. It’s like trying to paddle upstream in the Zambezi—impossible.”

Reflecting on our journey, he admitted he now saw the science in Feng Shui. The loss was sobering, yet the experience had deepened his trust. He asked me to join him on a new endeavour in Cyprus, where he was planning a complex of 20,000 apartments. And this wasn’t the only project—he now wanted me on board for a diamond mine and a fish farm venture.

The lesson was clear: integrity pays. Honesty might cost a job here or there, but it builds the foundation for a lifetime of meaningful work. With properties, the design matters as much as the numbers; if the Feng Shui is wrong, tenants struggle, businesses fail, and profits vanish in costly turnover and legal fees. A White Elephant, indeed.

As I often remind my clients, when you face a heart problem, you go to a heart specialist—not a plumber. Feng Shui, too, demands expertise, and when applied with care and precision, it can save millions.Grand master Yap Cheng Hai always said  “Never invest in a White Elephant  property, as  it will always give you endless headaches & loss of money, but with the  proper Feng Shui advice you you will know which properties to invest in, one hundred years before they are even built, only invest in properties that are the Goose that Lays the Golden Egg.”

It is amazing how accurately a Classical Feng Shui Master can pick out the White Elephants before they are even build. I was approach by 2 companies that are both listed on the stock exchange, in Johannesburg South Africa, the one owned 535 properties & the other owned 72 mega properties. They  are desperate to rent out their office space, & they first tried to give 125% off the first years rental & it did not work & now they are renting the office space at 50% discount. But still no one is renting  from them , even though they are in the best location in the golden mile of Johannesburg. They don’t realise that 70% of their buildings are White Elephants. Yes,  I can go repair them so that they can rent them out with ease, but if they got the correct building that was supported by the mountains & rivers , they would be able to rent them out at normal prices & without hassles , that after 6 months the tenant that would have moved in would have gone bankrupt .Then there would be legal fees to get them out, revamp fees & endless headaches. Don’t be fooled, a White Elephant Building will bring down the mightiest of giants. This is my 33 years of experience as a Feng Shui Master talking, not some fancy book.
